Below are five published figures. Three describe Texas as a whole and come from This Old House; two describe the Corpus Christi market and come from HomeBlue. None of them is a quote for your house. Treat them as a yardstick for judging whether a written estimate lands in a sensible range.

Why don't the rows agree? Each publisher pictures a different roof size, a different grade of material and a different amount of tear-off, so their totals drift apart. The per-square-foot rows are the most portable: multiply them by the area of the roof surface, not the floor plan. Whatever bid you receive, it should spell out whether the windstorm engineer's inspection is part of the price.

For a quick range based on your home's size, stories and pitch, try the roof cost calculator. It works from $4.00 to $7.50 per square foot for shingles and $6.00 to $12.00 for metal.

What Adds to the Bill

Two houses on the same street can get very different numbers. These are the usual reasons a Corpus Christi roof costs more or less than the averages above.

  • Roof surface, not floor space. A one-story, 1,750-square-foot home with a walkable pitch carries about 2,160 square feet of roof once slope and eaves are counted. Pricing is based on that bigger figure.
  • Pitch and height. A steep slope slows the work, calls for more safety setup and uses more material per foot of floor. A second story adds lifting and hauling time.
  • Tear-off and decking. Pulling off old layers takes labor, and soft or rotted wood found underneath has to be replaced. Ask how any bad boards will be priced if the crew finds them mid-job.
  • Wind-code building. A re-roof here must meet the wind standard TDI inspects against, which has been the 2024 code since April 1, 2026. The work is checked while it is under way, not left until the end.
  • Grade of material. Wind-rated and Class 4 impact-resistant shingles run higher than basic architectural ones, and standing-seam metal sits near the top of the metal range. Both are choices, not requirements.
  • Salt air and humidity. Close to the bay, salt and damp air age a roof faster. That is one reason wind-rated shingles and metal are popular picks across the Coastal Bend.

Comparing Estimates Fairly

Measured against a median owner home value of $210,400 in Corpus Christi (Census QuickFacts), even an average Texas re-roof is a big purchase. Two bids are only comparable once they describe the same job, so check these points before you weigh the totals.

  1. Both bids measure the roof the same way (squares or square feet) and both include removing the old roof.
  2. Each names the shingle or panel line and its rating, plus underlayment, flashing and vents.
  3. Each says who will line up the TDI windstorm inspection, that a WPI-8 will be issued, and whether the engineer's charge is in the total.
  4. Each says who pulls the permit. Inside city limits, that is a City of Corpus Christi permit from Development Services, 2406 Leopard St.
  5. Manufacturer and labor warranties are both written out, with their lengths.
  6. The roofer can show proof of liability insurance, a local address and references you can call.

Texas has no state roofing license, so the contract itself carries most of your protection. Our Texas roofing rules page explains what the law does and does not cover.

Insurance and Your Roof Cost

When a hurricane or a strong blow damages a roof, insurance may pay toward the replacement. Around Corpus Christi, wind and hail coverage often comes from the Texas Windstorm Insurance Association (TWIA) rather than a private company. Hail is less common here than wind. A roofer can record what the storm did and price the fix; deciding the claim is a matter between you and your insurer.

Your deductible stays your bill. Under Texas Business and Commerce Code §27.02 and Insurance Code chapter 707, no roofer may waive it, rebate it or quietly fold it into the price, and an insurance-paid contract of $1,000 or more must print a notice saying so. If anyone offers to cover it, report the offer to the Texas Attorney General.

The WPI-8 certificate has a cost angle, too. A roof replaced without one may leave the home unable to get TWIA wind and hail coverage, so skipping the inspection to save money can backfire badly. Impact-resistant roofs can also trim premiums with many Texas insurers. Each company sets its own terms, so check with your agent before choosing between shingle grades.
